Indoor Air Quality (IAQ) Testing Programs

We now offer a program designed to prevent Indoor Air Quality complaints and maintain good IAQ in commercial buildings.

This program would include semi-annual or annual routine inspection of a commercial building (office, public service, retail, or entertainment). The program would include an initial inspection focused on general indoor air quality parameters (temperature, relative humidity, carbon dioxide, carbon monoxide, VOC’s and airborne particulates) and any other potential problem that may arise due to activity or location (construction debris, nearby vehicle traffic, hair/nail salons, formaldehyde mold, noise, etc.). The following is an outline of the IAQ Preventive and Maintenance Program:

1. Initial Site Visit:

A detailed inspection of the building and property noting construction, HVAC system, business activities, occupancy, any air quality complaints, or anything in the building or activity that are known to cause complaints such as roof leaks, flooding, condensation, construction dust, asbestos and diverse business activities such as warehousing, vermin, dust mites. Also, this inspection will identify prospective problems that may lead to air quality issues in the future such as roof leaks, mold, odor problems, paints, tenant complaints.

2. Regular Site Visits for Inspection and Testing.

Generally, such visits are on a semi-annual or annual basis and will include specific tests: NOTE: The frequency of testing and inspection can be at any frequency you feel is appropriate for your facility.

  • Temperature
  • Relative Humidity
  • Carbon Dioxide
  • Carbon Monoxide
  • Volatile Organic Compounds (VOC)

Final Report

A final report will be developed after the initial site visit recommending what tests seem appropriate for the conditions and a recommended frequency of the scheduled visits (usually quarterly or semi-annual).

As a result of each site visit, the testing results and any other findings will be presented in a formal report including recommendations for corrective measures, (if necessary), and any suggested changes to the inspection and testing protocols because situations not foreseen may be apparent.

Such unique activities such as hospitals, veterinaries, 3D printing, animal testing, laboratories or medical care housing for seniors require a special approach.

Indoor Air Quality (IAQ) Testing Programs Cost

The cost of the initial visit will be presented as the first step. If approved, we will perform this inspection at a time that is convenient for you.

After the initial visit, as part of the report, a cost estimate for the semi-annual or annual visits will be presented. This cost is generally $1500 to $2500 but can vary depending upon the amount of sampling and the size of the facility.
